Water Damage: Find The Source!
I always get asked the same questions when helping my customers with water damage:

Finding where there the water is coming from is one of the first steps when dealing with any type of water disaster. Your insurance company will want it to determine whether it is covered by your property insurance or possibly your flood insurance; you need to know to see if anything needs fixed to keep it from happening again; and sometimes you have to find where the water is coming from to get it to stop coming into your home.
I have hundreds of stories where properties were flooded, two, three, and even four or five times because no one could find the source of where the water was coming in.
One winter I got a frantic call from one of my customers who owned a large number of rental properties here in Sioux Falls, SD. They received a call from one of their tenants that water was coming into their side of a duplex from the next door neighbor’s apartment. When the landlord went over to the apartment and unlocked the door, the water actually pushed the door open. The landlord said the water was at least a foot and a half deep.
What had happened was that the tenants (who had just moved in a month earlier) had went home to Louisiana for Christmas and thought they could save on their utilities bill by shutting off the heat. For those of you who don’t know; South Dakota gets quite cold in the winter!
By the time everything was said and done with this Disaster, the plumber found 17 broken pipes caused from being frozen, and the home flooded three times.
Whether it is a frozen pipe, broken sump pump, a landscaping issue, or a broken washing machine; if home owners don’t find the source of where the water is coming from and get it fixed, it is almost certain that the property will flood again.
